Incline Village Real Estate 9/25/16

The past 2 weeks the Incline Village real estate market has witnessed some of the most frenetic activity in all of 2016.  Once again, 14 properties went into escrow and over 300 properties have closed escrow on the Incline Village MLS this year.  We have seen a bit of a slowdown for single-family homes priced under $800,000.  But all other market sectors are getting a huge amount of activity!  Prices for properties going under contract last week ranged from $319,000 for a little condo all the way up to just under $10 million for a lakefront house on Pine Cone Circle.


We represented the buyer of #209 McCloud which closed escrow at $495,000.  This was a very smooth transaction that took only 3 weeks from start to finish.  A big thanks to Shannon, Yvette and Glennie at First Centennial Title Company for all of their help with this deal.


Don had a chance to take a quick backpacking trip the weekend of September 16th.  He traveled a little over 30 miles in 2.5 days out of the Leavitt Meadows trailhead along Highway 108.  It was a spectacular trip to Dorothy Lake Pass on the North side of Yosemite.  Along the way he visited7 different lakes and got to enjoy the 1st taste of autumn colors.  You can see some of the pictures on his Facebook page.


This time of year we tend to see a fair number of price changes on and the last week was no exception.  There were 14 price reductions on the Incline Village real estate market.  The most intriguing one is for the 5 bedroom, 5.5 bath, 4008 square-foot home at 617 Tumbleweed.  After the $100,000 alteration this beautiful property with Lake and mountain views is now offered at $1,395,000.  You'll find 2 living rooms, a really nice master suite, updated kitchen, two-car attached garage and a fabulous setting on the edge of the 1st Creek Canyon.

Also worth a look is the lakefront condo at 557 Lakeshore Blvd. - #102 Crystal Shores East.   The asking price is now $1.2 million which is a lot more reasonable than the original $1,495,000 price tag.  Elegantly remodeled from top to bottom!
